Sometimes tenants may come across a problem with their property manager. One of the common ones being; can a property manager evict a tenants on behalf of the owner? They ask themselves. Well, it’s not uncommon for property managers to have tenants leave.

Property managers are individuals who take care of property on behalf of owners. They advertise vacant homes, screen tenants, etc.

Another ground is violation of conditions such as having unauthorized pets that go against what was stated in your lease agreement.

If you have pets that are allowed by your lease agreement but still being questioned about it then you should contact your landlord right away. If he says they’re not allowed then that’s shady business because they know what they agreed to when signing.

1.3.Property damage

Damaging the property is another serious legal ground for eviction.

This one is tricky because if the damages were caused by an accident that wasn’t your fault then you shouldn’t be held accountable for it, unless proven otherwise. You’re only trying to live safely and comfortably after all.

However, if you did cause damage to the home intentionally then that’s obviously a different story.

However, eviction will likely be the least of your problems at this point so don’t even worry about it lol. So if you don’t want to be evicted then just be a good tenant and follow the lease agreement.

Okay now that we know what grounds can get us evicted, let’s move onto how the whole process works.

2. Can Property Managers Evict Tenants?

Yes they can. However, there is a procedure they have to follow before they can do so.

First thing is first, they need to serve legal notice to tenants. This may come in forms of emails or letters.

Inside the notice you’ll find a time frame that states the number of days you have to resolve the issue or else you’ll have to leave.

Don’t worry! You’re usually given 30-90 days to fix whatever’s going on.

3. What Other Options Can be Taken By Property Managers?

Eviction isn’t the only option your property manager has if something goes wrong in his eyes.

They can try to make payment plans for tenants who are unable to pay rent at once instead of kicking them out immediately.
