DoorLoop is a property management software that was created by a team of property managers with the aim of making property-related tasks smoother and easier for landlords. They have headquarters in Miami, USA and London, England, and a development team in Tel Aviv, Israel.

They provide services for different kinds of properties like affordable housing, commercial property, residential spaces, student houses, storage spaces, mobile homes and community associations. A wide range of services ensures that you can use this software to manage a very diverse portfolio.

Accounting

All tasks related to finances, like fees, maintenance costs, rent, deposits, owner payouts, etc. are included in the accounting domain. Users can get an overview of their income and expenses in regular reports and discussions with the accounts team.

These reports can be made using more than sixty different templates. You can browse through reports using different filters like timelines, accounting methods, property, lease, etc. It is easy to convert reports into different file formats and print them easily. You can also invite your accountant to join your DoorLoop account and view these reports.

You can connect your credit card or bank account to your DoorLoop account, so that all your transactions are convenient and integrated. All data related to financial transactions can be instantly downloaded in PDF or Excel format.

Tenant management

The software also provides services like templates of lease agreements, sending them to tenants, reviewing and renewing leases, and getting e-signatures. The customer relationship  management platform helps you stay in touch with tenants, reach out to potential applicants and make your communications more efficient.

DoorLoop also runs background checks on the prospective tenants. It includes information about credit history, eviction, bankruptcy, criminal record, etc. The reports on criminal record are prepared by TransUnion. Credit history includes their credit score, credit cards, repayment of loans, etc. Usually, tenants have to pay for their background check reports while submitting the online application.

The standard cost of a background check, including eviction history and credit report, is $39 per tenant, but you can upcharge if you wish to. Depending on local and state laws, you can have a say in how you price these background checks.

Accessing and using the software

DoorLoop is available on mobile apps for  iPhone, iPad, or Android smartphones and tablets. The features and functionality are unchanged in both desktops and smaller devices.

They have a section on their website dedicated to explaining the onboarding process. Before onboarding, you have to keep a register of your properties and tenants ready, so that your manager can update the data in your account.

Paperless documents

Leases, application forms, rent payment receipts, and such other documents create piles of paperwork. Instead, DoorLoop offers a system where you can upload electronic documents on the portal, storing them digitally, getting e-signatures on leases, and easy sharing of files among stakeholders.          

Managing maintenance requests.

With DoorLoop’s maintenance management system, you don’t have to worry about staying on top of multiple tasks and juggle back-to-back phone calls. Whenever there is a maintenance request, you will see it on the portal, with the name of the unit, tenant and description of the request.

You can then create work orders for the maintenance staff. Next to the order, you can see details like when the order was created, what is the due date for completing it, and its current status. Moreover, vendor payments are also completed on time because of automation and online payment portals!

Resources

DoorLoop also offers resources for property managers to learn more about how to manage their business. They have a knowledge base where you can find information on common questions like how to set up your account, manage your subscription, leasing, accounting, reporting, using the tenant portal, integrations, etc.

They also have an initiative called DoorLoop University, which offers video tutorials for learning how to navigate the platform. You can choose from many different courses on this platform, and multiple users can take courses at their own pace from the same account.

CRM software helps you maintain relations with your vendors, owners and tenants. CRM services offered by DoorLoop include storing contact information of all stakeholders, tracking progress of different tasks, following up on communications, and so on. For example, you can track each person’s application status- whether they have submitted their application, whether their background check is complete, and whether the application is approved.

DoorLoop offers three pricing plans- Starter, Pro and Premium- in an increasing order of price. The plans are billed annually, but they offer discounts on payments in the first two months, as mentioned on their website as of January 2024. There is no free trial or basic free plan offered. Nonetheless, the company has good reviews in terms of its value for money.
